Every number a property deal turns on.
Free, no login, forever.
Calculators and deal tools built for Indian property brokers — EMI, stamp duty across every state, rental yield, brokerage, capital gains. Use them in front of a client, on your phone, without signing up for anything.
Six calculators you’ll actually open during a site visit
Each one loads instantly, works on a phone, and gives a client a number they can trust — with the working shown, so you can explain it.
Home Loan EMI & Eligibility
Monthly EMI, total interest, and how much loan the client actually qualifies for on their income. The first question every buyer asks.
Open calculator →Stamp Duty & Registration
State-wise rates with the female-buyer concession built in. Stops the nasty surprise at registration that kills deals late.
Open calculator →Rental Yield & ROI
Gross and net yield after maintenance, tax and vacancy. The number that closes an investor, not an end-user.
Open calculator →Property Capital Gains
LTCG and STCG on a resale, with indexation and the Section 54 exemption. Sellers stall on this — now you can answer it.
Open calculator →Brokerage & GST
Your commission both sides, GST on top, TDS deducted, and what actually lands in your account. Split it across a team too.
Open calculator →Buy vs Rent
Break-even year, total cost either way, opportunity cost of the down payment. Settles the argument the fence-sitter is having at home.
Open calculator →For RERA-registered agents
Your RERA registration expires. Nobody reminds you.
Enter your registration number and expiry date once. You get an email at 60, 30 and 7 days before it lapses, with the renewal link for your state. Free, no account, takes about 40 seconds.
There isn’t one. Here’s the honest reasoning.
1 This is not a lead business
I’m not selling your contact details, and I’m not bidding for your clients. The calculators cost almost nothing to run — so there’s no reason to put a price or a login in front of them.
2 Tools build trust faster than ads
If a calculator here saves you an awkward moment with a client, you remember where it came from. That’s the whole business model — attention earned, not bought.
3 Later, some of you will want more
A small share of brokers will eventually want lead tracking, follow-up automation and a proper CRM. That’s what I’ll charge for. Never the calculators.
I build free financial tools that people actually use
I run investwithmithun.com, a free stock market education site for Indian retail investors — a library of calculators and plain-English guides, no paid tips, no advisory fees.
This site applies the same idea to property. Real estate in India runs on numbers most people can’t verify: stamp duty that changes by state, EMI maths done on a broker’s phone, capital gains nobody explains until it’s too late. Getting those numbers right in front of a client is the difference between a deal that closes and one that stalls.
I’m not an agent and I don’t take a cut of your transactions. If a tool is wrong or missing, tell me and I’ll fix it.
What this site will never do
- Sell your client’s contact details to anyone
- List properties or take a brokerage cut
- Put a calculator behind a login or paywall
- Recommend a specific property or lender for a fee
One email a week. Something you can use on Monday.
A client-ready checklist, a rate change that affects your deals, or a new calculator. Written for brokers, not for investors reading the business papers.
