What the calculators do with your figures

Nothing leaves your device. Every calculator on this site is JavaScript that runs in the browser tab in front of you. Property values, incomes, loan amounts, rents, sale prices and every other figure you enter are held in the page’s memory only, used to compute the result on screen, and discarded the moment you close or reload the tab.

They are not transmitted to this website, not written to a database, not stored in cookies or local storage, and not visible to me. There is no form behind any calculator, so there is nothing to intercept.

A practical consequence worth knowing: if you enter a client’s financial details into a calculator here, those details stay on your own device. Whether that device is shared, backed up or screen-recorded is outside my control and remains your responsibility.

Cookies and tracking

This site sets no analytics cookies, no advertising cookies and no cross-site trackers. There is no Google Analytics, no Meta pixel, no advertising network and no session-recording or heatmap tool on any page.

The only cookies that can be set are functional ones from WordPress itself, and those apply solely to a logged-in administrator — which means me. An ordinary visitor reading a page or using a calculator is not issued a cookie by this site.

What the server records

The site is hosted by Hostinger. Like every web server, it keeps standard access logs of requests it receives. A log entry can include your IP address, the time of the request, the page requested, the referring page, and your browser’s user-agent string.

These logs exist for security and troubleshooting — spotting attacks, diagnosing errors, keeping the site up. I do not use them to build a profile of you, I do not combine them with any other data, and I do not sell or share them. They are retained by the host under its own retention schedule and expire in the ordinary course.

Fonts and external resources

Pages load the Inter typeface from Google Fonts. That request goes to Google’s servers and, as with any request to a third-party server, exposes your IP address and user-agent to Google. Google states that Fonts requests do not set cookies. Nothing else on these pages is loaded from a third party — no embedded video, no ad tags, no social widgets, no chat box.

The toolkit email list

The homepage has one form, and it is the only form on the site: a field to join the broker toolkit email. If you submit it, your email address and the date you signed up are stored in this site’s own database on the Hostinger server. Nothing else is recorded — not your name, not your IP address, not which pages you looked at first.

The address is not sent to Mailchimp, Brevo, or any other third-party service. It is not shared, sold, rented or passed to anyone, and it is used for the toolkit email and nothing else. Every message carries an unsubscribe link, and you can also just reply and ask to come off — either way you are removed.

The form is protected by a hidden field that only automated scripts fill in, and by a simple per-visitor rate limit. The rate limit works from a one-way hash of your IP address held in temporary storage for an hour; the address itself is never written down.

Email you send me

If you write to me directly, I hold your address and message for as long as needed to reply and to keep a sensible record of the correspondence. Writing to me does not put you on the toolkit list — that only happens if you use the form.

Children

This site is aimed at property professionals and adult buyers. It is not directed at children, and I do not knowingly collect information from them.

Your rights

Because the site collects almost nothing, there is usually nothing held about you at all. Where I do hold something — your address on the toolkit list, or an email you have sent me — you can ask me to show you what it is, correct it, or delete it, and I will.

Links to other sites

Some pages link out, including to investwithmithun.com, which is also mine but is a separate website with its own privacy practices. Once you follow a link away from here, this policy no longer applies. Read the policy of whatever site you land on.

Changes to this policy

If the site starts doing something materially different with data — adding analytics, moving the email list to an outside provider, introducing a second form — this page gets updated before that change goes live, not after.
